Terms and conditions

Please read these conditions carefully. When you make a booking with us these conditions are deemed to have been accepted by you.

Prices are per night for booking the entire property on a self-catering basis.


We offer a weekend stay (3 night stay from Friday to Monday) and a mid week stay (4 nights from Monday to Friday). It is also possible to arrive on a Monday or a Friday and stay for 7 nights.


On booking online or direct over the phone we will take the first night stay amount as a non refundable deposit. We accept credit and debit cards. We do not accept American Express. The remainder of your total booking price will be taken 14 days prior to arrival using the card details provided for the deposit. If you book within 14 days of the arrival date then the full amount will be taken on booking.

Cancellation by you

Should you wish to cancel your reservation please notify us in writing prior to your visit.

For cancellations made up to 14 days prior to your arrival date there will be no extra charge.

For cancellations made within 14 days you will be liable for the cost of the total amount of your stay.

The liability for any loss to guests against the cost of the booking will need to be met by guests' own Holiday Insurance, which guests are advised to set up.

Cancellation by us

Once we have confirmed your reservation we would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund any monies paid by you. Our liability would not extend beyond this refund.


Any extra charges (for example pet charges or extra details like flowers/champagne) will be taken with the final payment.


The arrival time is from 5pm. (this slighly later arrival time is for the extra cleaning and checks necessary between changes due to Covid-19). We will greet you on arrival (following social distancing guidelines) so therefore please let us know your approximate arrival time when making a booking.


We can accommodate up to 10 adults and children (plus 2 children under 2 years old) at the property . The number of people occupying the property must not exceed the number stated on your booking confirmation. Any changes to the people staying must be notified to us in advance.


Only families from 2 households may stay at the property.


We are situated  in a residential area so consideration in keeping noise and disruption to a minimum is appreciated. For this reason hen, stag, or other such parties are not allowed to stay at our property. If a booking is placed for such a party then we reserve the right to cancel the booking, either before or during the stay. If guests are behaving unreasonably, cause noise, damage or disruption, we will ask them to leave.  In such circumstances no refund will be given. Only those names supplied to us after making the booking will be allowed to stay at the property.


We will take a £200 damage deposit with the final payment. This will be reimbursed to you after satisfactory inspection of the property.

Please take care with our accommodation and leave it in good order.  You must keep the property and all furniture, utensils, equipment, fixtures and fittings in the property in the same state of repair and condition as at the commencement of the holiday period and to ensure that at the end of that period the property is left in the same state of order and cleanliness in which it was found.You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur so that we have time to replace any damaged items  for the next guests. Lost keys will be charged for.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of their employment.


We are a strictly a non smoking house for the benefit, comfort and safety of our guests. No vaping is allowed. If these restrictions are ignored a £100 fine may be charged and, if business is subsequently lost, we reserve the right to recover losses directly from the guests. 


We must  be notified of your intention to bring a dog in advance. A maximum of 2 dogs are allowed on the property. We accept only well behaved  dogs and they must be over 12 months old. Dogs are only allowed on the ground floor and are not allowed on sofas or chairs. Dogs must never be left in the house by themselves.


We accept children of all ages. We provide a safety gate to prevent access for small children to the stairs to the first floor and there is a door to prevent access to the lower ground floor. We do not provide safety gates for the lower ground floor or the first and second floor and so in these areas small children will need to be supervised at all times.


We offer car permits free of charge (for up to 2 cars)  to park your car outside or very near to our house. We do  not accept liability for loss or damage to a guest's vehicle or its contents whilst parked at the property.


We reserve the right to be able to access the property at any reasonable time during the holiday period provided we give reasonable advance notice (except in emergencies).
